We start with the projects you have today and the bookkeeping you need help with. You do not need a perfectly organized file before getting in touch.
Understand the current position
Discuss the active properties, recently closed deals, rental or management activity, business entities and accounting software. Identify the accounts and periods involved, along with the questions you need the records to answer.
Confirm the scope and quote
Agree on the work, responsibilities, deliverables and review schedule. Any backlog is identified separately so that historical cleanup and current bookkeeping have clear priorities.
Organize the property records
Set up appropriate document access after the engagement is agreed. Connect acquisition records, renovation invoices, funding activity and sale documents to consistent project identifiers. Use the property-folder guide for a practical example.
Reconcile and review
Review supported account balances and the property activity behind them. Keep missing evidence and unexplained differences on an open-item list with a next action. The reporting package should make those questions visible.
Close the project carefully
A sale does not automatically finish the books. Review the closing statement, expected late costs and final account activity before assembling the agreed closeout package. The flip closeout checklist helps structure that handoff.
